The Windley Group is a property development specialist that is looking for independent sales superstars to form mutually rewarding partnerships. Based in Devon, the company specialises in acquiring land that has not yet been approved for residential development but stands an excellent chance of gaining planning approval for this purpose. Once a suitable site has been found, the company secures the land on an option agreement, granting it the right to purchase the land at an agreed price within a specified timeframe.

Agents will be responsible for overseeing the initial phase of a site’s development journey, fielding inbound calls, making offers and being the primary point of contact for landowners during the option process.

The company will take care of finding the sites, prospecting for interest and generating leads. Leaving agents to focus on what they do best– building relationships, establishing trust, and leaving landowners feeling extremely positive about their experience with The Windley Group.

In return for their effort, dedication and talent, agents will earn an extremely generous commission of between £2,500 and £5,000 per site. Agents will be paid before the company gets paid, typically 2-6 months after the deal is agreed upon and once the option agreement is signed and legally enforceable. The company estimates a bare minimum earning potential of £45,000 and a staggering maximum earning potential of £1.2 million.

Please note, in order to apply for this role agents must own or be willing to set up their own limited company. A contract would then be set up between the agent’s company and The Windley Group. This is not only a requirement to satisfy worker’s rights laws but will also be tax advantageous due to the high-value nature of the partnership. As company owners, agents will face less personal tax liability and be charged corporation tax at a much lower rate than the income tax they would otherwise pay.

 

The Offering

The company’s offering involves purchasing land that has not yet been approved for residential development but has a strong likelihood of approval. Once a suitable site is found, landowners will be canvassed and invited to provide the company with an option agreement. This secures the land and gives the company the right (but not the obligation) to purchase the land at an agreed price within a specified timeframe. Once purchased, the land will then either be developed by the company or sold to another developer.

The agent will make 3 offers to the landowner. If the first offer is accepted, the agent will earn the maximum commission of £5,000. If the second offer is accepted, the agent earns a commission of £3,750. If the third offer is accepted, the agent earns a commission of £2,500.

  • Have a passion for learning and developing new skills in pursuit of your goals
  • Experience within the real estate sector is advantageous but by no means essential

The Windley Group is seeking a candidate who is ideally located in Devon or elsewhere in the South West. Candidates within the area may have a better chance of closing deals or negotiating the best commission for themselves by conducting face-to-face meetings with landowners. However, applications will be considered from candidates outside the area from agents who have the necessary skills and are willing to travel to meet in person with landowners in the South West.
